Open Insurance was developed with real estate owners, operators, and stakeholders representing more than 1.5 million units and over 500 million square feet of commercial real estate. The platform reflects the operational requirements and constraints of managing insurance across large, complex portfolios.

Insurance is a core operating input in commercial real estate, yet it remains structurally disconnected from how assets and portfolios are managed.

Across institutional portfolios, insurance information is fragmented across policies, ownership entities, brokers, and carriers. Data lives in static documents, is difficult to aggregate, and was never designed to support portfolio-level analysis or decision making.

As portfolios grow, these constraints become more pronounced. Common operational questions are difficult to answer consistently:

  • What coverage exists across the portfolio, and under which structures?

  • How do limits, deductibles, and terms vary by asset?

  • Where does risk concentration exist?

  • How does insurance affect asset-level performance and capital decisions?

The company was founded by real estate owners and operators who ran into these issues while managing assets at scale. The conclusion was not that insurance lacked sophistication, but that the industry lacked a purpose-built system to organize, standardize, and give visibility into insurance programs across complex portfolios.

Open Insurance is designed as a lightweight insurance operating layer for commercial real estate. Its role is to centralize insurance information, enable portfolio-level visibility, and support a clearer understanding of coverage and risk without adding operational burden.

The objective is not to replace brokers, carriers, or underwriting. It is to provide infrastructure that lets insurance be managed with the same discipline and transparency applied to every other part of asset and portfolio management.
